Contribution means that any feature or item in a home is only worth what it contributes in value to the home. First, you will want to take a look around your neighborhood and see what the other homes feature. For example, if you live in a subdivision that only has 2-3 bedroom homes, adding a 4th bedroom would probably not add much value. The goal is not to be the nicest house on the block. When you are, the other homes will drag your value down. Conversely, if you have the worst home in the area, your property value will be increased by the neighboring properties. Make sure you upgrades match what your neighbors can afford. Lastly, don’t wait till your ready to move out so that you can enjoy the upgrades yourself.
