For starters, it has been quite an exciting week learning about Arizona property taxes and finishing up our new artificial lawn. Most of the terms and concepts we are learning I am familiar or have helpful acronyms. In addition, I have flashcards for each term and have been studying them ahead of each class to prepare. My teacher last night gave us some really helpful formulas and now I can calculate down payments and net profits with ease. Keep in mind, I had a warning the class is “like drinking from a fire hose”. Therefore, I am staying focused so I don’t get too wet.

Arizona Property Taxes

Arizona property taxes are paid for in arrears, meaning they are paid for after they are due. Unlike rent, which is paid for in advance. Property taxes are levied annually but paid semi-annually and always have a superior lien position. This means they are always paid first. Taxes are due for the first half of the year on October 1st and are delinquent on November 1st. While, the second half is due March 1st and is delinquent on May 1st. It should be noted, you are given an extra month for the second half because income taxes are due at the same time. For Arizona property taxes, just remember Oh No…More Money! (October, November, March, and May)

A New Lawn: Installing Artificial Grass

At home, I have been working on making our backyard dirt pit a little more welcoming. After a failed attempt with real grass, we opted for artificial this time around. First off, I spread several 50 pound bags of sand on the existing dirt for drainage. Then we laid the artificial grass in place and cut it to fit the existing edging. Next, the sections were spiked down and glued together with fabric strips. Lastly, every few days we spray simple green and water to keep everything smelling fresh.
